Our Custom Home Building Process - How it all works
Whilst building a home is exciting, it can also be a little daunting, so we make sure you understand the process from start to finish. The beauty of working with us means you will be constantly informed and consulted along the way, and your input will be an integral part of the design and building of your new home. Being informed and educated will take any stress out of the building process and make your journey with us one to remember fondly. To clarify exactly how the process works, Forme Homes has broken down the stages of building your new home with us into 4 overarching stages. We believe that before you commit to us, we should be prepared to commit to your custom project – this is why the first stage of our process is offered free of charge.
Planning & Assessment (Free of Charge)
- Initial client contact via phone or email.
- Initial consultation with our Custom Home Design Consultant to discuss what you want in a new home.
- Talk through your design brief.
- Revise and review the brief.
- Preliminary site assessment.
- Preparation of a concept plan for your new home, with further discussion and changes made with your consultant.
- Budget planning and general cost estimations based on the brief, concept and requirements.
Concept Design
- Detailed preliminary plans and specifications prepared, including major house elements
- Further discussion and changes agreed upon.
Finalising Design, Planning and Approvals
- Detailed working drawings prepared.
- Engineering design prepared.
- Selection of colours and finishes with our interior designer.
- Pricing and contract finalisation.

A custom build will take approximately 12 months. For a full breakdown of each step, please see our article on the 10 stages of building a home here. - What happens if there are holdups in the build?
Extension of time clauses in the contract set out the requirements around any holdups. - Is the building quote a fixed price, or is it just an estimate?
The building quote is a fixed price. In minimal cases, there may be unforeseen costs at the earthworks stage. The only other price change might be if there are ongoing variations in designs and selections. Forme will update you at each stage of the build, and site visits can be arranged with us to keep you informed along the way. - How much input can we have in the design and building process?
It is a fully customised design process to suit your requirements. We encourage owners to have onsite meetings with us at each stage to look through their project and confirm items. - How do you choose tradesmen/contractors and professionals to work on the home?
Our trade base has been largely working with our Directors from before Forme Homes was formed. We only work with trades who want to work with Forme as a team, those who strive to build our clients functional and beautiful homes. - What happens if there are constraints on my block of land?

Each site has a Site Supervisor, with both Vance and Malcolm (the Directors) overseeing all projects and attending the site regularly to ensure the job is running as it should be. - What kind of warranty do you provide?
Our homes are covered by all statutory warranties as per the Domestic Building Contracts Act 1995. - What happens if we decide to change something to the design during the build?
If it can be accommodated, a Building Variation can be raised to incorporate any changes requested. - What is included in my contract?
Everything is included in the signed contract, which has extensive specifications for the client. There will also be a colour consultation where you can add personal touches. - Is your company financially stable?
